Selling your home is probably one of the more important major financial transactions you will make. The goal is to sell your home as fast as possible and for the best possible selling price.
Here are some suggestions to prepare your home for a quick sale.

Outside appearance:
- Your front door is the first thing buyers will see. Be sure it appears fresh and clean.
- Make sure your yard is free of refuse and leaves.
Safety:
- During winter, make certain to remove all ice and snow from steps and walkways.
- Keep all indoor and outdoor traffic areas, especially stairways, clear and uncluttered.
Lighting:
- Open drapes and curtains to let in natural light.
- Make sure that all windows are clean so your home appears as bright and cheery as possible.
- Turn on all of your outside and inside lights when showing your home at night. It will make your potential buyer feel welcome.
Important areas:
- Make sure doors, windows, and cabinets do not stick or have loose knobs.
- Make closets appear bigger by organizing them neatly to display that your home has ample storage space.
Fixtures:
- Fix any leaky faucets. Dripping water discolors sinks and suggests faulty or worn-out plumbing.
Rooms:
- Repaint faded walls, ceilings and trim where needed.
- Sand and refinish worn woodwork.
- An immaculate, updated kitchen can sell a home. Update appliances and lighting if possible. If needed, re-caulk around sink, and re-grout around or replace kitchen tiles. Clean and organize the inside of all cabinets.

Atmosphere:
- Limit the number of visitors or family members present during a home inspection. They can make the potential buyer feel uncomfortable.
- Turn off the stereo and television so the potential buyer and agent can discuss your home in a relaxed environment, free of distractions.
- Keep pets from disturbing potential buyers. Restrict them to the backyard or an alternative location.
Approach:
- Be courteous and friendly.
- Don’t insist on conversing with a potential buyer.
- Never apologize for the appearance of your home. Let your agent address any derogatory comments or suggestions.
- Let the agent emphasize the virtues of your home to potential buyers.
- Avoid selling furniture or furnishings to potential buyers before they have purchased the home. This can potentially lose the sale.
Negotiations:
- Let your agent discuss the selling price, terms, possessions and other factors regarding the sale of your home with the potential buyer.
- Agents are trained negotiators. Let your agent bring your negotiations to a satisfactory conclusion.
